I recently had a client who needed help buying a home.  No problem right!  I received a pre-approval, made a list of homes set up the appointment and off we went. 

We spent several weeks on the road before we found something she really liked.  She was excited and I was happy for them.  The offer was made and accepted.  What a happy time!

And than....

It turns out she forgot to make her last mortgage payment on time about 60 days ago and when the final credit report was pulled it showed up as a late and it was over.

Now, in this case her credit score was not as strong as I would have liked to see it but what killed the deal was her late payment.  Keep this in mind when you set out to buy a home.  Dont' be late on payments and don't make any major purchases.
